To make understanding all this simple, we\u2019ve put together a definitive guide to renting that tells you everything you need to consider, know and do.<\/p>\n<div class=\"call-to-action\">\n<p><a href=\"https:\/\/www.gov.uk\/government\/publications\/how-to-rent\">Check out the \u2018How To Rent\u2019 guide<\/a><\/p>\n<\/div>\n<h2 id=\"protecting-your-deposit\">Protecting your deposit<\/h2>\n<p>By law, your landlord or letting agent is required to protect your deposit in a Government-approved scheme within 30 days of taking it. These schemes ensure your money can\u2019t be misused, lost or kept from you when you\u2019re entitled to it back. There are only three:<\/p>\n<ul>\n<li><a rel=\"external\" href=\"https:\/\/www.tenancydepositscheme.com\">The Tenancy Deposit Scheme<\/a><\/li>\n<li><a rel=\"external\" href=\"https:\/\/www.depositprotection.com\">The Deposit Protection Service<\/a><\/li>\n<li><a rel=\"external\" href=\"https:\/\/www.mydeposits.co.uk\">mydeposits<\/a><\/li>\n<\/ul>\n<p>Your landlord or agent must also provide you with all the information on the scheme they\u2019ve used within 30 days. If they fail to do either of these things they lose their ability to evict you with a <a href=\"https:\/\/www.gov.uk\/evicting-tenants\/section-21-and-section-8-notices\">section 21 notice<\/a>.<\/p>\n<p>There is a useful guide on what to do if your landlord breaks your tenancy deposit protection scheme rules available from <a rel=\"external\" href=\"https:\/\/england.shelter.org.uk\/housing_advice\/tenancy_deposits\/tenancy_deposit_compensation_claims\">Shelter<\/a>.<\/p>\n<h2 id=\"houses-in-multiple-occupation\">Houses in multiple occupation<\/h2>\n<p>The rules around <a href=\"https:\/\/www.gov.uk\/government\/news\/crackdown-on-private-landlords-renting-overcrowded-and-dangerous-homes\">houses in multiple occupation (HMO)<\/a> will be changing on 1 October 2018. Among other things, the new rules set out a minimum bedroom size; no less than 6.51 square metres for a single adult.<\/p>\n<p>They also make it mandatory for landlords to adhere to council refuse schemes and ensure their properties have adequate waste facilities.<\/p>\n<p>Councils may give landlords up to 18 months to make changes to ensure their HMOs comply with the bedroom size rules, but if you\u2019ve just taken out a two-year tenancy you should consider now how these rules will affect your property in the future.<\/p>\n<h2 id=\"if-something-goes-wrong\">If something goes wrong<\/h2>\n<p>It is your landlord or agent\u2019s responsibility to ensure the property is kept up to standard. This includes arranging prompt and certifiable repairs when utilities like gas, water and electricity fail, repairing or replacing faulty appliances, and maintaining the condition of the property.<\/p>\n<p>All letting agents and property managers in England must belong to a Government approved redress scheme.
